FINDING a reliable builder to help with major work on your property can be a long drawn out process.
If you are new to an area then it is often difficult to get a personal recommendation but there is a website that may be of help.
The Qualibat site is a database of builders that covers the whole of France and is run by an independent organisation to ensure the quality of the artisans’ work.
The search facility on the site is very straight forward as you can track down businesses by department or speciality.
There is even the option to sort your search results by the number of employees the business has, so that you can target smaller jobs to smaller firms.
Once you have found a business their contact details are presented, including an email address, as well as the skills they are specialised in.
Qualibat has recently launched an advertising campaign on French television and they claim to have over 40,000 businesses listed in their directory, so you should be able to find a company close to home.

We were planning to move out to Brittany in a few years time.
Last year we gave 10000 Euros to a french registered building company as a deposit to renovate the roof.
We are now in a position to get this work done (as hopefully the worst of the winter is behind us).
However when we spoke to our contact today we found he and his parter are not with the business anymore and it is in the hands of some new people.
What are our chances of getting our deposit back ? or for them completing the work at the original quote?
We went with a french registered company for just this reason. The company is still in existance but the one remaining owner is not someone we had much dealings with?
Any advise would be appreciated?

We decided to employ French tradespeople, builder, artisand, electrician etc. Contact the Mairie, they will give local addresses, and we found both town offices we dealt with to be very helpful. Be sensible, don’t assume everyone’s going to rip you off, but ensure you understand all the implications of what you’re doing.
Learn the necessary terms (you’ll do so much better if you know a bit of the language, and our neighbours and our artisans have saved us hundreds/thousands by explaining how things are done in the trade), get a devis from each tradesman. I think that certified artisan work is still required to put against capital gains in France when selling (as a rule of thumb)???

I live in England (surrey) and have bought a House in Montauriol France Dept 47,
the house is ok but nothing special just a 3 bed 60s style Bungalow, with it though I have a 2000 m2 plot with CU on it,
outline up to 180 m2 Villa style Bungalow.
What I want is a Villa style Bungalow around 150-160m2 a garage and a Pool.
I need a rough price for the build including all materials and Labour.
I have a Builder in the UK who built my House here but think someone who knows French and who can source materials at reasonable prices
would be my best bet.
I dont want a big company to do it and charge a ridiculas amount, what I need is someone who will help me to make it viable.

For the past 8 months I have been waiting for gas heating to be installed into my French property (dept 79). This should replace my current wood burning system and hopefully provide peace of mind during the winter when I am back in the UK. Having paid my 40% deposit back in March to hold the price I was informed that the job would be completed in about 3 months. Perfect, I thought and went ahead and arranged for the gas tank to be installed. Having had the audacity to ask the heating engineer when I could expect my work to be completed I was arrogantly informed that I didn’t understand the French work ethic and that if I wanted the work done I’d have to wait behind persons who were actually residents in France. I was also informed that ‘you already have heating anyway’and if I wished to break my contract I was quite entitled too! Now, had a French heating engineer said that to me I would have shrugged my shoulders in a kind of Gallic, understanding way however these words were spoken by an English heating engineer no doubt earning much of his living from the many Brits who choose to patronise his business because they understand the French work ethic only too well. And some people call the French arrogant!

I really do hope that things have changed in France. We live in La Chapelle Glain (44)for four years, loved the way of life, but building work was scarce. My husband had to work in Germany and send money home for myself and our kids. It was not the way we had hoped things would work out, we obviously wanted to be together as a family. When a bricklaying job became available with a local French firm, my French friend spoke to the firms boss, showed him some photos of my husbands work etc and she was told that my husband could have the job. We were so happy, the pay was a lot less than he was getting in Germany, but being together was worth a lot more to us, plus we would finally get into the system and so stop paying full whack for dentist’s and doctors. My husband came home right away so that he could take up the job offer, he met his new boss met the firms accountant, gave him some bank details so that his wage could be paid into our account etc, and was told that he was to start on monday. That Saturday my friend came to our house and looked really upset, she said that there was a problem, I thought that she was having a problem and I would have done anything to help her as she had helped us so much. The problem turned out to be that the workforce at my husbands new job had found out that a Brit was coming to work with them, and had said that if he did they would all go on strike !!! The boss had no choice but to withdraw his offer of work. It was the last straw, we packed our bags and left. We ended up selling our house for next to nothing, it was an awful time. That was ten years ago, and having said all that I would still go back. I met some lovely French people, the weather was a lot nicer, the food tasted better, but if we do go back we will wait until retirement so at least we had a pension to live off !!

We moved to the Dordogne last June. Although I have retired, my husband (a time served brickie with 35 years experience) has some time to go yet. We have found that there is a shortage of tradesmen in the area in which we live. Most of the expats involved in the building trade seem to do OK and there doesn’t appear to be a any problems with the local artisans. On the whole the people of the area are most welcoming and we have the added bonus of fantastic French neighbours.

Can anybody please advise me…12 months ago I agreed to gas central heating work being installed into my house in Deux Sevres. After hearing of the ‘typcial French work ethic’ I decided to employ the services of a locally based English heating engineer. Agreeing to pay 40% of the cost up front (to cover the cost of the bolier etc) I was told that I could expect the work to be carried out within about 3 months. 12 Months later following a reel of lies and excuses I am still waiting for news of when they intend to start the work. The Total gaz tank has been in situ since Septmeber and I am now paying a 70euro maintainence charge for said tank. I feel that this individual should repay my deposit and allow me to find a competant and honest alternative. My Total gaz salesman reckons I should not have had to wait more than 3 months for such work to be carried out and tells me I should make a claim through ‘la justice’. Can anybody please advise me with regards to my rights and my next step in this matter? Perhpas the moral of this story is ‘Don’t trust the English’

I have just purchased a house in the Limousin and have installed a LPG gas oven and hob. The pipework was undertaken by our builder – the hob works correctly but we do not seem to be able to regulate the temperature on the oven. Is there a registered gas fitter out there that could come and check the pipework and make sure everything has been connected correctly and try and solve our problem.

At the moment there are no facilities. We are a successful building firm in the UK with over 200 builders – predominately Polish/eastern European registered with us.
Our whole business premise was built to combat the nightmare stories many people (including us!) had with English builders. Unreliable. Taking forever to finish a job. Making promises then juggling numerous projects at the same time.
We assign a team and project manager to your project and they work there 10 hours a day, 6 days a week until the project is finished and you are happy.
This is how it will work:
1) You send us as many details of your project as you can. Include measurements, plans if you have them etc
2) We do a site unseen estimate and email that to you. If that figure seems reasonable to you, we send out a Project Manager to do a walk through onsite with you and make any amendments to the site unseen estimate. Things could be cheaper or additional line items may need to be added.
3) Our estimates list each item you tell us about separately. This enables you to simply tick the boxes of the items you would like us to work on. So there would be no problem if you wanted us to do the brick work for example, but selected a local person for the plumbing. Many customers use this to create a phased approach. We do a big estimate, but only do a specific list of things and then after they have saved up, they call us out to do the next phase.
4) Our estimates are all detailed and in writing. Any changes along the way are put in writing and approved by you. Our intention is to make sure there are no surprises. We know what we are doing and you know what you are paying for.
5) Once you have approved our written estimate a team is assigned to your project and a start date arranged with you.

I have been ripped off by an English builder based near St Matthieu ( 20 Mins from Rochechouart and 10 from Cusak ) He has effectively taken 15000 euros and also lost my wife and I a further 20000 euros plus in lost rent. If you are thinking of using an English builder who lives in this area please do yourself an menormous favour and contact me first.

The clause subjecting the deposit to be refunded upon an agreement by both parties or upon an enforceable court order is in effect a usual one. Unfortunately, it is also usual that notaries tend not to get involved in a matter that becomes contentious.
It may be of interest to you that the costs of litigation may be refunded to you by the other party if a court order is issued in your favour. However, it still leaves the sting of advancing the fees until then. There is sometimes a possibility to avoid litigation by a mediation procedure which, if successful, reduces costs and time. A recent storm has damaged our otherwise sturdy teak garden table. The table top only is broken in several places but I think can be put together again by someone with some carpentry skills.
I could replace but its weathered now and matches its set of chairs.

As I am not used to using these social sites and it was my son who pointed your response out to me, I fully understand that there are good and bad builders in my region as anywhere in the world and I am sure you are one of them.
However, this guy was not. I was recommended to him by a mutual friend who came from Kent and his two best friends were two incredably trustworthy people that I had known for many years. Because of this and my trusting nature, I got a verbal agreement on a fixed price contract and set up a monthly payment. Wrong I know, but the trust element through these prior contacts was there. When I arrived back in France after the first month of work what looked like a superb job had been done. The new floor in the barn was complete. I had absolutely no reason to suspect that the buffoon had not built concrete piers, waterproof membranes and treated timber. Three years later with the upper floor built onto the lower floor it became apparent that his ‘expertise’ had created the worst case of dry rot you can imagine. I am still trying to ( nearly there ) resolve the problems caused. Would anyone believe that a builder with any conscience could build an upper floor supported centrally to a center beam, with nothing but chipboard for a floor support. I have now dug down and built a reinforced concrete base. The guy should be in prison but he is now trading as his new girlfriend has set him up in business near Cusak. Beware all English in the area. I am not the only one who has been taken for a massive ride. I know another couple who were taken for more than me but as the builder went into liquidation without anyone realising there was nothing anyone could do.
Yes one should always pay stage payments etc etc but I have worked all my life on trust and never been let down. Clearly the lesson has been learnt but it still hurts and even more so that the guy can still trade just because he is now an ’employee’!

Hi paul i am sorry to hear about your experience with a so called builder, shameful i must say. Please accept my apologies for the comments i made, it was nt meant to upset you, but i can understand why, after hearing what you have been through. I have only used this site a short time which has helped us find work out in france , while the building trade is in such a crisis back home. We have found really good clients who have been over the moon with our work, the main reason is all our work has been done the same way as in britain, which is to nhbc standards. Steve
